LEADERSHIP

Jeffrey Kott has been a Managing Partner of Bristol Group, Inc. since 1986.  He has overseen all aspects of Bristol Group’s activities.  

Mr. Kott has been involved in a number of groundbreaking transactions in his more than 30 year career.  Some of the projects include the redevelopment of the Unocal Oil Corporate headquarters (4.5 city blocks) into L.A. Center Studios, the redevelopment of the NOMA neighborhood in Washington, D.C., Crocker Galleria, Ala Moana Shopping Center, and Bank of America Corporate headquarters in San Francisco.  During his career he has been involved with over $6 billion of real estate holdings.

Mr. Kott is a Trustee of the Urban Land Institute (ULI), a ULI Foundation Governor, and a member of Lambda Alpha and PREA and is a past chairman of the Silver Industrial and Office Property Council of ULI.  Prior to joining Bristol Group, Mr. Kott was a real estate partner with the law firm of Morrison & Foerster.  He received his B.A. from the University of Michigan and his J.D. Magna Cum Laude from the University of Michigan Law School.  

A. Martin Morgenstern is a Bristol Group, Inc. partner focusing on Bristol Group's value add and high return initiatives. Mr. Morgenstern has personally handled over $3 billion in real estate transactions and supervised the development and expansion of both Coldwell Banker’s Commercial Real Estate Services Group (CB) and the Investment Services Group at Cushman Realty Corporation (CRC).  While at CRC he grew the investment group from 3% to 37% of the company’s gross income. 

Mr. Morgenstern started his real estate career at CB in Newport Beach, California, in 1976. While at CB, Mr. Morgenstern's specialty was Investment Services where he was consistently one of the Western Regions Top Producers and held the position of Regional Manager of Investment Properties for Southern California.  In 1996, Mr. Morgenstern joined CRC where he was National Managing Director of Cushman Investment Services and oversaw the growth of that division until 2001 when CRC merged with Cushman & Wakefield.  After his tenure at CRC, Mr. Morgenstern formed Morgenstern Property Company, LLC where he assembled and redeveloped a portfolio of properties in Southern California.  Mr. Morgenstern holds a B.A. degree in Economics from California State University at Long Beach.

Stacy Fuchs is the Executive Director and has been with Bristol Group, Inc. since 1992.  As Executive Director, she is responsible for portfolio management, assisting with complex transactions and negotiations, and investor relations.  She has extensive experience in development, re-development, project management, leasing, acquisition and disposition of industrial, retail, studio and office properties.  Ms. Fuchs was team leader for Bristol Group’s 5 million square foot Southern California industrial portfolio.  In addition, she has been integrally involved with acquisitions and dispositions of individual assets and portfolios within Bristol Group’s nationwide portfolio.

Prior to joining Bristol Group, she held a variety of positions with Bedford Properties and Bank of America Investment Real Estate.  Ms. Fuchs holds a B.A. degree in Economics from the University of California, Irvine.

Todd McLay is the Chief Financial Officer and has been with Bristol Group, Inc. since 1995. He is responsible for managing the financial accounting and reporting of Bristol Group's entire portfolio of properties, corporate accounting, and oversees all accounting department personnel. 

Prior to joining Bristol Group, Mr. McLay was in the Business Assurance Division of Coopers & Lybrand L.L.P. in San Francisco. Mr. McLay was responsible for performing all aspects of financial audit engagements for several public and private companies, including a private real estate company with a portfolio valued at over $900 million.

Mr. McLay received his B.S. in Business Administration/Accounting Magna Cum Laude from San Francisco State University in 1992 and is a licensed Certified Public Accountant in the State of California.  Mr. McLay is a member of the American Institute of Certified Public Accountants and the California State Society of Certified Public Accountants.

David Williams is a Managing Director and the team leader for Bristol Group's industrial activities in the Chicago, South Florida, and Northern New Jersey markets.  His experience includes acquisition, development, project management and disposition activities in these markets.  Mr. Williams has been involved with 2.4 million square feet of industrial acquisitions, the development of 2.1 million square feet of industrial space and the entitlement and master planning for 138 acres of land for industrial and retail development.

Prior to joining Bristol Group in 1999, Mr. Williams was associated with AIM Advisors and State Street Corporation in Boston.  At AIM Advisors he was Operations Manager for 36 SEC regulated international mutual funds with over $10 billion in assets.  He also served as an Assistant Treasurer for AIM Advisors.  Prior to AIM Advisors he was Assistant Vice President of Mutual Fund Operations at State Street Corporation.

Mr. Williams holds a B.S. degree in Finance from University of Rhode Island and has attended the Graduate Certificate in Finance Program from the University of California Berkeley Extension.  Mr. Williams is an active member of the Urban Land Institute.

Greg Beloff is a Vice President and the team leader of Bristol’s self-storage platform.  His experience includes sourcing opportunities, acquisition, development, and project management activities.  Mr. Beloff has been involved with the identification and acquisition of over 355,000 square feet of self-storage facilities with another 485,000 in the acquisition pipeline.  He has also been involved with the entitlement and development of over 140,000 square feet of ground-up self-storage construction.

Prior to joining Bristol Group in 2011, Mr. Beloff worked in investment banking as an Associate at Lane, Berry & Co. International (now a part of Raymond James Financial, Inc.) based in Boston, Massachusetts.  During his four years at Lane Berry, Mr. Beloff advised middle-market clients in the financial technology and business services sectors on mergers & acquisitions, strategic alternatives, equity raises, and debt placements.

Mr. Beloff holds a BBA degree from the Stephen M. Ross School of Business at the University of Michigan, Ann Arbor and a MBA degree from the Walter A. Haas School of Business at the University of California, Berkeley.

James J. Curtis III
1953 – 2019

James Curtis was a Managing Partner and a founder of Bristol Group, Inc. and was an integral part of all of the firm’s activities since 1980.  Under his leadership, Bristol Group created, acquired and repositioned over 24,000,000 square feet of space and over 2,700 acres of urban and suburban land. Noteworthy projects Mr. Curtis was a part of include redevelopment of the Unocal Oil Corporate headquarters (4.5 city blocks) into L.A. Center Studios, redevelopment of the NOMA neighborhood in Washington, D.C. and redevelopment of the Bronx Post Office.

Among his many industry and philanthropic endeavors, he served as a Trustee of the Urban Land Institute,  was a ULI Foundation Governor and served as Chairman of the ULI Foundation, and was a member of the Foundation’s Legacy Circle. He was a member of The Counselors of Real Estate, Lambda Alpha, the Pension Real Estate Association and the Wisconsin Real Estate Advisory Board.  He received the Counselors of Real Estate’s Landauer/White Lifetime Achievement Award and the University of Wisconsin’s Graaskamp Distinguished Alumni Award and was a lifetime member of the University of Wisconsin’s Graaskamp Center for Real Estate.
